Summer Selling

Meet Danielle McCulloch

Rooted in Farmington. Driven by Relationships. Passionate About Results.

Hi, IMy name is Danielle McCulloch, entrepreneur, mom, wife, and lifelong Four Corners local. I

relocatedAztec, NM in 2000, attended the University of New Mexico, where I earned

my degree in Business Administration and Finance, and, after nearly a decade in

Albuquerque, made my way back home to the community I love.

Today, I wear a few hats. I’m a full-time real estate professional with a deep

understanding of our local market—and I’m also the co-owner of Nutri-Meals, a meal-

prep business right here in Farmington. My husband, Drake, and I are proud to be

raising our daughter, Landry, in the same region that raised us. When I’m not helping

clients or cooking up new ideas, you can find me working out, snowboarding, or

discovering local food spots.

Real estate isn’t just a career for me—it’s personal. I know the neighborhoods, the

people, the seasons, and the rhythm of the market. Whether you’re looking to buy your

first home, upgrade your space, or list your property with confidence, I’m here to walk

you through every step with honesty, energy, and local know-how.

SUMMER SELLING STRATEGIES

5 Ways to Stand Out in a Hot Market

Summer is a beautiful time to sell in Farmington, but with more homes hitting the

market, it’s important to make yours shine. Here are a few of my go-to strategies to help

sellers stand out:

1. Professional Photography: First Impressions Matter

High-quality photos are your home’s online handshake. Stunning visuals attract more

buyers, boost showings, and can even lead to faster, higher offers. If your pictures don’t

grab attention, you risk losing interest before the first tour.

2. Smart Pricing: Balance Emotion with Data

I take the guesswork out of pricing by using local market data, buyer trends, and a

careful evaluation of your home’s pros and cons. We’ll set realistic expectations and a

competitive price that gets results, without leaving money on the table.

3. Video Marketing: Show the Lifestyle

Video brings a home to life in ways photos can’t. From walkthroughs and neighborhood

spotlights to agent-guided tours, I use short-form video content across YouTube,

Instagram, and listing platforms to grab attention and tell your home’s unique story.

4. Virtual Staging: Design With Vision

Whether your home is empty or could use a style refresh, virtual staging helps buyers

see the full potential. It’s a cost-effective way to spark imagination and boost appeal,

especially for online shoppers.

5. Open Houses: Boost Exposure and Buzz

Open houses aren’t just for foot traffic. They’re powerful tools for social media marketing

and word-of-mouth exposure. Even if attendees aren’t buyers themselves, they often

know someone who is!

When we work together, we’ll build a custom marketing plan that aligns with your goals

and timeline. I blend technology, creativity, and strategy to help your home get the

attention it deserves.

If you’re curious about what your home might be worth or just want to chat about the

market, I’d love to connect. Let’s make your next move your best one yet.
